14 Days Prior to Settlement
 

* Ensure that all repairs that were agreed to by you, pursuant to the home inspection, have been done or have been scheduled to be completed prior to the closing date. Please keep all receipts gathered form work done by licensed contractors.

* Call the company handling closing, so that you can provide to them payoff information on all liens that are secured by the real estate you’re selling. They will need account numbers, phone number to mortgage company/lender and your social security number(s). In addition, the title company can make special accommodations for you, if necessary.

* Call all real estate related service providers that are currently providing services to your residence. (ie. utility company, cable/satelite tv, phone, oil/gas, home owners insurance, etc.)

* Confirm with moving company date and time of settlement/ or other move date. Unless otherwise agreed to, you must be moved out of the house completely on or before the date of settlement.

3 Days Prior to Settlement
 

* Prepare for final walkthrough. Unless otherwise agreed to the house needs to be vacant of all trash and personal items that don’t convey, broom swept & vacuumed. Please be considerate to the buyer of your home, and clean the house thoroughly. Remember this is their “Dream Home”

* Collect all receipts related to recently done improvements, transferable warranties and applicable manuals/ instructions. In addition, if you have any specific recommendations/ instructions related to living in your home, please write them down for the new owner.

* Bring to settlement the following: photo id, keys to the house/ garage/ shed etc, all receipts/ warranty info/ manuals/ specific instructions, and any other closing required documentation.
